SML Job#904-21 Dear Mr. Saravia: As requested, we performed a fire damage investigation at the above referenced property in Phoenix, AZ on Monday, August 30, 2021. The purpose of the site visit was to examine a single-family home for structural damages related to a recent fire and provide a structural fire damage assessment report and appropriate structural repair recommendations. OBSERVATIONS: This is a single-family home consisting of approximately 3 bedrooms and 2 bathrooms in Phoenix, AZ. Based on public records the residence resides on a 1,700 SF footprint with an original construction date of 1974. The home is framed with 4x8x16 CMU slump block walls and pre- manufactured wood roof trusses spaced at 24-inch centers. We assumed the foundations are comprised of conventional concrete slab-on-grade and shallow spread foundations.Demolition and cleanup had occurred prior to our inspection. The damages we observed appeared to be consistent with fire related damages based on our experience. At the time of our inspection,the fire appeared to be Iocated in the attic space above the guest bedrooms on the north side of the home. We found damages to the bottom chord of one roof truss. Non-structural soot and smoke damages were noted to the two adjacent trusses. The fire damages appeared to be fairly limited in their nature in that they did not rapidly spread out of the insulated depth of the truss bottom chords. Fire damages were not observed in the truss top chords or webbing or roof sheathing. We noted loss of section to the truss bottom chord that will require structural repairs as indicated below and in the attached repair details. We did not observe any damages to the roof sheathing or top chord due to fire department access or vent holes. Also, damages related to Starling Madison Lofquist,Inc. Consulting Structural and Forensic Engineers Fire Damage Inspection Ted Williams Residence 11249 North 49th Drive Glendale AZ 85304 SML Job#904-21 exterior finishes, trim, eave and fascia boards and interior trim were relatively limited in nature other than the expected smoke and soot damages. We found extensive amounts of charred and missing attic insulation near the origin of the fire. We also found char damages to interior,non-bearing 2x framed walls around the guest bedroom door openings that will need to be removed and replaced with new 2x4 at 16-inch center stud framing. STRUCTURAL FIRE DAMAGE ASSESSMENT: 1. The No. 6 truss from the north gabled end was found to be structurally damaged by the fire with a missing and charred bottom chord that was removed for approximately (3) FT. The contractor should refer to SK-1 for this truss repair. The bottom chord should be structurally repaired by installing new 2x filler block material in the missing length and sistering new 2x4 materials to each side as shown in SK-4 and SK-5. 2. The interior wall directly below the No. 6 truss was damaged with char. This wall is an interior, demising, non-loading bearing, non-structural wall. It should be re-framed by conventional means as shown in SK-2 as a corner framing assembly. The contactor should account for approximately (4) 2x4 wall studs and single 2x4 top plate with Simpson DTC roof truss clips that allows the repaired truss above to deflect above the new wall top plate; reference repair detail SK-3.Any 2x flat ladder bracing that is found to be charred should be removed and reinstalled between truss bottom chords at 24-inches on center to brace the top of the interior 2x stud non-structural demising walls. 3. The exterior walls,the remaining roof trusses, the roof sheathing and the remaining interior walls, the concrete slab on grade floor, and the foundations were not structurally damaged by the fire and are structurally acceptable for use in the rebuild. Any remaining wood framing members with smoke / soot staining need to be cleaned and sealed per industry standards as required to prevent odor. Starling Madison Lofquist,Inc.
