Also inspected was the wall studs at the west.exterior wall of the unit. The purpose of this inspection was to determine the extent of the damage to the existing joists and walls and make recommendations for a repair, if possible. This letter presents my findings, observations and conclusions regarding this investigation. The investigation was limited to the damaged floor structure at this location only. No other investigation of the structure was conducted. DESCRIPTION The building is a two (2) story wood frame apartment building of 12 units. This building is noted as Building 10 and is one of several within the complex. The building has conventional wood frame floor and roof systems with plywood sheathing. The unit where the damage occurred is the west end units of first and second floor of the building.The floor structure is constructed of 2x10 joists at 16 inches on center. The joists span from the wood frame bearing walls and the exterior west bearing frame wall. The roof structure is conventional trusses running north/south bearing on the north and south exterior walls. The age of the complex is unknown, however, it appears to be less than 10 years old, however this was not verified and is not germane to this investigation. OBSERVATIONS AND FINDINGS: The fire damage was primarily to the west wall of the first floor end unit. The ceiling had been partially removed at the first and second floor exposing the damaged floor, roof and wall structures at this location. One floor joist at the west wall was charred at the bottom of the joist where it bears on the wall.The char damage is less than 10 to 15 percent of the section of the joist and confined to the joist end bearing on the wall plate. 2. The supporting frame west wall at the exterior suffered major charring damage to the top plates and the rim joist. 3. The main span of the joist are undamaged. 4. The roof trusses suffered only smoke damage. No damage to the truss members or the truss plates was noted. 5. The upper studs suffered charring damage at the base of the studs at the sill plate. REPAIR AND PROCEDURE: ' Repairing the floor joist may require some minor shoring of the existing joist at the bearing walls.The following procedure is recommended to accomplish the repair: 1. Sister.a 2x10 next to the charred joist. The'sistered portion of the joist should run from the wall bearing approximately.6'=0"into the interior. Note: it is not necessary to fully sister the joist for the full length as the main span of the joist was not damaged. Only the bearing at the west wall. ' 2. Repair/rebuild the damage frame wall including the too and sill plates and rim joist. 3. Replace damaged sheathing as required. 4. Trusses need no structural repair. 5. Replace upper studs and sill plates as necessary. The material to be used for the joists is to be No. 2 and Better Douglas Fir. Nail the new joist to the existing joist with two (2) rows of 1.6d nails at eight (8) inches on center. OPINION: If the above repair recommendations are-followed the structure will have a capacity not less than before the fire. Please note all new work is to conform to the current Building Code, the IBC 2003, as adopted by the City of Glendale. A complete structural analysis was not performed on the building and plans were not available for review. No guarantee or warrantee of the structure is expressed or implied.
