Interior MAIN STRUCTURE Single Family LIVING ROOM 1 Adjust latch & hardware at entry door and ensure all installed hardware is working Interior MAIN STRUCTURE Single Family KITCHEN CABINETS 2 Remove existing double outlet and replace with new GFI outlet including associated wiring. Make good finish affected by the work. 3 Remove existing wall and base cabinets and dispose off site. Provide and install new prefinished wall and base cabinets. New layout shall follow old cabinet layout as close as possible. (Additionally provide new base and wall cabinets on left side wall in kitchen). Cabinets shall be equal to or exceed MERILLAT OR AMERICAN MODELS and approved by the National Kitchen and Bath Association. All cabinets shall be labeled with the manufacturer's name and shall be FHA approved. Face frame to be solid oak, with insert flush panel having mortise and tenon joints. LAZY SUSAN style base corner cabinets will be installed if possible. Cabinets shall be medium oak tone (Oak Cider) tone stain. All cabinet trim material will be actual oak (wood), matching as close as possible. Include for all mod- ifications necessary to existing piping and making good finished affected by work 8 Snake existing sewer line to main Interior MAIN STRUCTURE Single Family MAIN BATHROOM 9 Remove existing medicine cabinet and dispose off site. Install new medicine cabinet. Include for all modifications necessary making good finishes affected by the work. 10 Remove existing exhaust fan and dispose off site. Provide new exhaust fan and grille. Fan will be flush mounted ceiling exhaust fan with built in damper on its own switch, vent to exterior. 11 Remove existing bathtub / shower surround and dispose off site. Provide and install new porcelain on steel AMERICAN STANDARD or equal in quality tub. Tub shall be one piece construction with slip resistant bottom connected to supply and drain lines, including all weatherseal, associated hardware and finish. Install new 3 piece cultured marble surround, including built in soap dish. Damaged walls from installation to be repaired to match adjacent wall areas, including painting to match as close as possible. Work will be in full compliance with all City of Glendale Building Code re- quirements. Color to be white. 12 Remove existing bathtub / shower fixture and dispose off site. Provide new fixtures include for providing new wall cover plates at tiling, allow for modifications of plumbing if required to ensure tight connection. Provide new fixture including modification to wiring as required, all associated gypsum repairs and touch up paint and finish to match excising as close as possible. Interior MAIN STRUCTURE Single Family DINING 17 Remove existing double outlet and replace with new double outlet including associated wiring. 18 Remove existing sliding glass door and dispose off site. Install new aluminum, slider type dual glazed door of the same size as the existing, including bug screens. BETTER BUILT or equal quality. Install new shade screens. Door to be installed per manufacturers specifications including all flashing work. Owner shall have choice of color, if other than charcoal available. Contractor will modify ALL framing, blockwork, etc as required to ensure the opening meets all ingress / egress building code re- requirements. Contractor will verify ALL sizes before ordering sliding glass door. Bottom track of doors to be installed straight and level with sides plumb and straight. Repair ALL interior and exterior finishes effected by the installation per the manufact- urers recommended installation requirements. Paint all effected surfaces to match existing as close as possible. Install new electric, AC/heat unit. RHEEM, JANITROL, LENNOX, BRYANT or equal. New unit shall have a seer rating of 13. Unit to be u. I. approved. Mechanical contractor to properly size unit to warm and cool residence during times of temperature extremes. Provide calculations if requested. New unit shall be connected to existing ductwork. Install a new thermostat at present location. HONEYWELL or equal. Provide and install new pad/stand if current pad/stand is undersized. Installation to include new exterior rated outlet at unit and new condensation line to edge of roof. All modifications to existing required for installation an touch up of existing finishes will be included. 24 Provide and install new 120v photoelectric smoke detector with power on indicator. Unit to be U. L. approved and installed according to manufacturer's recommendation. Unit will be hardwired to existing electric supply with arch fault circuit breaker install at panel. 25 Repair existing sewer line from the kitchen sink to the living room wall. Installation to include new clean out as required, new piping as required, etc. Include all fittings and connections, excavation, backfill and making good hardscape and landscape affected by the work. Installation shall meet current City of Glendale Building Code requirements. 26 Remove existing water heater and dispose off site. Install new unit sized per existing and of similar style (gas or electric). STATE or equal in quality. Installation will include high limit cutoff, temperature and pressure relief valve with pipe discharge and venting. Water heater installation will comply with all applicable City of Glendale Building Code requirements, including meeting combustion air requirement. Unit will have minimum 5 year warranty. Install new shutoff valve. Install copper drip line. Install unit on new water heater pan. ' b t 4,. • 27 Provide new screws at air conditioning filter cover. 28 Disconnect existing service, remove existing panel and dispose off site. Install new 200 amp 3 wire service complete with breaker type box with all circuits labeled and balanced per NEC, local utility company and City of Glendale Building Code and Amendments. Leave provision for an additional 4 circuits. Provide separate appliance circuit in kitchen. SQUARE D, CUTLER- HAMMER, WESTINGHOUSE, or equal. Remove all unused interior and exterior tubing, visible wiring and old exterior enclosures and devices Repair all surfaces on interior and exterior affected by change to match as close as possible adjacent wall / ceiling area's. Contractor shall verify location of new panel with local servicing utility prior to installation. Outside MAIN STRUCTURE Single Family 29 Remove damaged blockwork at rear of home affected by prior plumbing repairs. Install new blockwork to match existing and make good all surrounding finishes including repainting as required. 30 Remove existing light fixture and switch at outdoor shed. Install new light fixture and switch including all necessary wiring to make operational. 31 Remove exterior double power outlet.
