WARRANTY GIFT DEED P19-028-- 1
FERRANTINO ENTERPRISES-ARIZONA LLC ("GRANTOR"), does hereby convey
fee simple title to the CITY OF GLENDALE, ("GRANTEE"), the real property legally described
in the attached Exhibit A situated in Maricopa County, Arizona, (the "Property"), together with:
any improvements,buildings, structures and fixtures located thereon; all easements, if any,
benefiting the Property; and all rights, benefits, privileges, and appurtenances pertaining to the
Property, to the extent GRANTOR has any interest in the same, with the title being conveyed to
the GRANTEE as set forth in the attached acceptance by the GRANTEE.
The real property being legally described on Exhibit A attached hereto, is approximately
0.08 acres of Parcel No. 3 of APN 102-60-016D, which was deeded to GRANTOR on July 18,
2006 and recorded as Document No. 2006-0964236 with the Maricopa County Recorder.
GRANTOR is making this gift to GRANTEE without consideration. However,
according to the Tax Reform Act of 1984, Section 155, deduction claims for a charitable
contribution of real property to a qualifying charitable organization, the total claimed value of
which exceeds $5,000, must include a written appraisal of the donated property from a qualified
appraiser and be attached to IRS form 8283, signed by the donor,and enclosed with the tax return.
The responsibility for appraising this donation remains with the GRANTOR and any failure to
receive such tax deduction shall not defeat or cause this gift to be revoked.
SUBJECT to: Existing taxes, assessments, liens, encumbrances, covenants, conditions,
restrictions, rights-of-way, and easements, as may appear of record.
GRANTOR binds itself and its successors to warrant the title as against its acts and none other,
subject to the matters set forth.
In full accord with the provisions of this deed of gift,I hereunto set my hand.
