The conveyance herein is made as a dedication for public right of way for roadway purposes and all the uses contemplated in public street dedication. The conveyance made hereunder is made subject to real estate taxes and installments of special assessments, a lien not yet due and payable; all matters of record; all matters that would be disclosed by an accurate survey of the Property; and any matter caused or suffered by Grantee; the Grantor hereby binds itself and its successors to warrant and defend the title against all those claiming by or through Grantor and none other, subject to the matters above set forth.
